Financing shaped around the property plan.

Filter by what you're trying to do with the property. Each loan type is routed to lenders that specialize in it.

What makes an intake useful?

Three things every lender asks.

Bring these to the first call and your specialist can tell you which lane fits before any application goes out.

Type, location, purchase price or current value, and the scope of work if there is any.

  • Address or market
  • As-is and after-repair value
  • Rehab or construction budget
Borrower

Your operating picture

Experience, liquidity, credit, and the portfolio you already own.

  • Deals completed
  • Cash and reserves
  • Current properties and debt
Plan

Use of funds and exit

What the money does and how the loan gets paid back.

  • Purchase, rehab, refinance, or build
  • Sale, refinance, or hold
  • Timeline to exit

FAQ

Questions investors ask first.

Answered by the specialist who reads your deal.

Does the deal need to be under contract?
No. Send it while you're evaluating. A directional read before you're under contract helps you make an offer you can actually finance.
Can you look at more than one property?
Yes. Multiple properties can be reviewed together, and portfolio loans exist for investors growing several rentals at once.
What should I include in the intake?
The property and location, price or value, any rehab or construction scope, your experience and liquidity, and the exit plan. Missing pieces get filled in on the call.
Is submitting the intake an approval?
No. The intake starts a directional read. Approval and terms come from the lender after underwriting, and are conditional on lender criteria.
What happens after I submit?
A specialist reviews the deal and follows up within one business day with a directional read or the questions a lender will ask first.

The property plan first. The right lender second.
